The purpose of this course is to help educate real estate professionals in high-risk fire states about the potential impact that wildfires have on real estate: land, structure, insurance, luxury homes, businesses, water resources, disclosures, safety, marketing homes in high-risk areas, the import of smoke and contaminant testing of wildfire on real estate, and more.
The number of wildfires in the United States has increased dramatically during the last several years. There continues to be a population base that prefers housing in, or near, wild environs. Along with homes and increasing populations comes the inevitable business presence, all of which multiplies the real estate base of physical structures — homes, commercial buildings that house the aforementioned business, school buildings, medical facilities, and the general support amenities that a growing population base relies on. This cyclical real estate growth pattern occurs in all demographic and geographic areas in the United States, adding to structural inventory in ever growing quantities. The broad consequences to residences and businesses have made it paramount for real estate brokers, property managers, investors, and others involved in the real estate market to educate themselves and their clientele on the varying effects that wildfires, and the smoke contaminants that they produce, can have on the safety and marketability of properties.
